What do customers search before hiring a roofer?

THE SHORT ANSWER

Rarely "roofer near me" first. Most people start with the symptom or the price: a damp patch on a ceiling, what a new roof costs, whether insurance covers storm damage. The company search comes last, and by then they've usually decided who to trust.

The four stages, in the order they happen

  1. Symptom. Somebody sees a stain on a ceiling, a slipped tile, or water where it shouldn't be. They search what they can see, not what they need. "Damp patch on bedroom ceiling" is a roofing search, and almost no roofer has a page for it.
  2. Diagnosis and cost. What causes it, how serious it is, roughly what it costs to put right. This is where most of the volume sits and where the trust is won.
  3. Options. Repair or replace, which material, how long it lasts, whether insurance covers it.
  4. Company. Only now do they search for a roofer, and by this point they often have a name in mind from stage two.

The searches roofers systematically miss

  • Cost questions. What a new roof costs, what a repair costs, what a flat roof costs per square metre. High volume, high intent, and roofers avoid them because they don't want to publish numbers.
  • Symptom questions. Water stains, damp in the loft, missing tiles after wind, condensation that turns out to be a ventilation problem.
  • Insurance questions. Whether storm damage is covered, how to claim, what evidence an insurer needs.
  • Lifespan questions. How long a roof lasts, when a roof needs replacing rather than patching.
  • Material comparisons. EPDM against felt, slate against tile, and which suits a particular property.

What most people get wrong

Refusing to talk about price. The instinct is that every roof is different so a number is impossible. But the customer is going to find a number somewhere, and if it isn't from you it's from a competitor or a forum. A range with the variables explained does two useful things: it qualifies the enquiry, and it makes you the roofer who was straight about it.

The second error is assuming stage-two traffic is worthless because it isn't ready to buy. It's the most valuable traffic there is in this trade, because it arrives weeks before the decision and it decides who gets asked to quote.
